Reason:

• We have noted that there has been no activity within Local Land Charges since Thursday 11th June 2026, and we are currently unable to confirm whether any staff are actively processing searches. Despite several attempts to contact Customer Services to establish whether the department remains operational, we have been unable to speak with an officer. As a result, we are unable to confirm whether both personal and official searches are affected at this stage. We will continue to make daily attempts to contact the Local Authority to establish whether the Local Land Charges team is available to resume processing and returning searches.

Expected Delay:

• Their turnaround time has increased from 20 working days to 40 working days.

Options:

• What we can offer is to provide a search delayed indemnity policy. If you would like to proceed with this option, then please send us the limit of indemnity so we can provide you with an accurate quote. Otherwise, we will keep chasing the Local Authority and have the completed search back with you as soon as possible.
