In this FAQ guide, we look at the most common general queries regarding FCI reports.
Question: Can we see the Ordnance Survey maps referred to throughout our report?
Answer: Unfortunately, we are unable to provide the entire catalogue of Ordnance Survey maps used to produce the FCI report and we currently do not provide a specific service for this. However, for sections where the report has highlighted consideration or further action, I’d be happy to provide certain visuals where they provide additional information and context.
Question: If a transaction falls through, can the new purchaser use the same reports?
Answer: Whoever is the first purchaser of the property will be able to rely upon the warranties and indemnity included within the report. In this case, as the previous transaction fell through, you are the first purchaser and therefore can use the FCI Standard report as your own. For your convenience, clauses 6.7.5 and 7.3.12 of the T&C’s are key points to which helped establish this conclusion.

Question: Do our reports cover invasive species?
Answer: Unfortunately we do not provide any reports which cover invasive species. We are unaware of any specific reports which encompass all types of invasive species, but we would recommend contacting the Local Authority as they could provide more information on the coverage and possible risk in the area.

Question: Do we have Japanese Knotweed in our reports?

Question: If the property contains more than one flat, would i purchase a Resi or Commercial report?
Answer: If the property is 4 separate flats in one property (for example) then a FCI Commercial should be purchased. If the property is a House in Multiple Occupation (HMO), then a residential product would be fine.

Question: How long are our reports valid for?
Answer: 12 months. Section 6.11 of the T&C's states that "Neither You, nor a Client nor any other person may rely on the Services more than 12 months after they were originally provided" - FCI Terms & Conditions
Question: Does the commercial environmental reports you offer give a conclusion on whether the land is OK to lend on?
Answer: The Commercial report is designed for commercial conveyancing transactions. This report provides a desktop risk assessment of contaminated land liabilities under the Contaminated Land Regime. The impacts of the risks addressed in this report are normally measured in terms of quiet enjoyment, saleability, mortgageability and the value of the property. Our conclusions do not specifically comment on whether it is possible to lend on a specific site.
