This article gives information on local authority hot issues that affect services such as delivery of searches
Products Affected:
- Official Local Authority Search
- Regulated Local Authority Search
Reason:
Local Land Charges have informed us of a system upgrade between Thursday 10th September 2026 to Friday 25th September 2026. Searches submitted after 5pm on Wednesday 9th September 2026, will not be accepted until Friday 25th September 2026 and no searches will be returned during the system downtime.
As this Local Authority are migrated with Land Registry, LLC1 only requests can be processed and returned. Searches that have been submitted from Tuesday 1st September 2026 onwards will be returned within 25 working days.
Update 05/10/2026:
- Further to the notification issued on Tuesday 29th September 2026, the Local Land Charges team have advised that their software upgrade has now been completed, and we will continue to monitor the service to ensure full functionality has resumed.
Unfortunately, due to the way the system is configured, all searches currently within the system will need to be rejected and resubmitted to ensure that they reach the new system. However, please be assured that all resubmitted searches will be processed in strict date and time order based on their original submission dates.
We therefore kindly ask that all searches are resubmitted as soon as possible and we will continue to liaise with the Local Land Charges team and monitor progress closely.
Expected Delay:
- Their turnaround time has increased from 25 to 30 working days to account for the backlog.
Options:
- What we can offer is to provide a search delayed indemnity policy. If you would like to proceed with this option, then please send us the limit of indemnity so we can provide you with an accurate quote. Otherwise, we will keep chasing the Local Authority and have the completed search back with you as soon as possible.
