Reason:
- Local Land Charges have informed us of a software upgrade between Monday 26th January 2026 to Monday 2nd February 2026. Searches submitted after 5pm on Friday 23rd January 2026 will not be accepted until Tuesday 3rd January 2026 and no searches will be returned during the system downtime.
Update 26/05/2026:
- Following the update issued on Tuesday 12th May 2026, Local Land Charges have confirmed that a small number of personal searches were completed last week. They are aiming to begin processing official full Land Charge searches during the course of this week.
- The team continues to review all submitted searches, rejecting or raising queries where amendments are required. This proactive approach will ensure that cases are ready to progress as soon as full system access is restored.
- As previously advised, negotiations have been raised on searches submitted up to Thursday 21st May 2026 to provide full refunds of search fees while the system downtime continues. It has also been agreed that Local Land Charge fees will be waived until systems are fully operational, and these charges have now been removed from the system.
Expected Delay:
- Local Land Charges turnaround time has been increased from 90 to 110 working days.
